WHAT DEADLINES AND AMOUNTS CAN I REQUEST?

The maximum term of the mortgage loan is 40 years. However, the Bank of Portugal introduced new deadlines for home loans in 2022, with holders not exceeding 75 years of age.

Example: If you are 55 years old and are going to apply for a mortgage loan, the maximum term is 20 years.

WHAT DOCUMENTS DO I NEED TO APPLY FOR A HOUSING CREDIT?

To apply for a real estate loan, there is a list of documents that will be necessary to make your application. Among the main details, you must provide the bank with: Citizen Card; IRS and Settlement Note of the last income statement; 3 most recent payslips and statement from the employer; Proof of other income (for example, pensions or rents);


CAN I GET 100% FINANCING TO BUY A HOUSE?

Usually banks work with margins between 80% and 90% of the value of the property. The remainder will be the down payment that you have to make available for the purchase of the house.

WHAT COMMISSIONS AND COSTS ARE ON HOME LOANS?

Usually, commissions on credit to buy a house are divided into two large groups:

– Initial Commissions: Expenses related to the dossier, study, opening of the process, evaluation of the property and contracting/formalization. In addition, there are still costs with Stamp Duty, IMT, IRN and other legal expenses. – Current commissions: Include installments and insurance payments. There are also expenses for recovering missing amounts, late payment interest and other charges.

WHAT INSURANCE ARE MANDATORY IN HOUSING LOANS?

Banks require two insurances for your home loan:

Life Insurance – In the event of death or permanent disability acquired by the credit holders, it covers the amount still owed on the credit:

Multirisk Insurance – Coverage against fires, floods and other natural phenomena and situations that jeopardize the safety or integrity of the property. It can also include the filling of the house.

HOW DO I TRANSFER A LOAN TO BUY A HOUSE?
